What is a modular home?
A modular home is a house built indoors in factory sections, then delivered to your site and set on a permanent foundation. ModBox builds every module in our Thunder Bay facility and ships it finished, so on-site work is measured in days, not months.
How long does a modular build take?
Most ModBox projects run 24 to 26 weeks from first consultation to a finished home on site. Factory construction takes roughly 12 of those weeks, and because modules are built indoors, winter weather does not push the schedule.
Where does ModBox deliver modular homes?
We deliver across Thunder Bay and Northwestern Ontario, including Kenora, Dryden, Sioux Lookout, and remote First Nations communities. Modules travel by highway, winter ice road, or barge depending on the site.
Are modular homes built to code?
Yes. Every ModBox home is engineered and built to the Ontario Building Code, with stamped drawings and permits handled during the design stage. Building indoors makes quality control tighter than a typical site build.
