Every First Nations project is built indoors in Thunder Bay and delivered on schedule — whether the route is a highway, a winter ice road, or a barge. The cases below show how that logic plays out in real community work.
PIKANGIKUM FIRST NATION
Five homes. Ninety days. Delivered up the winter road.
ModBox was hired by Pikangikum Education Authority to provide durable, safe, and modern housing for their teaching staff throughout the school year. We manufactured these five homes in just 90 days before shipping them up the winter ice roads.
The program consisted of two 2-bedroom homes and three 1-bedroom / studio homes — fully finished in the factory and set on site in sequence.
DEER LAKE FIRST NATION
Container homes and an ambulance garage, on-site.
Deer Lake First Nation needed durable, all-season housing and a purpose-built garage for the community ambulance. ModBox delivered container-based homes alongside a custom ambulance garage, combining factory fabrication in Thunder Bay with on-site assembly in the community.
Each unit was insulated and finished for northern winters, then trucked and barged in before being set on prepared foundations.
KITCHENUHMAYKOOSIB INNINUWUG FIRST NATION
KI Dream — community housing, delivered on-site.
The KI Dream initiative brought new community housing to Kitchenuhmaykoosib Inninuwug, with units fabricated indoors in Thunder Bay and finished on-site by ModBox crews working alongside community partners.
The build prioritized northern-rated envelopes, durable interior finishes, and a delivery sequence designed around the limited northern shipping window.
MOOSE CREE FIRST NATION
Moose Factory residential build and Moose Cree trailer.
ModBox delivered a residential build on Moose Factory Island alongside a purpose-built trailer for Moose Cree First Nation — both fabricated indoors in Thunder Bay and routed by highway and barge to reach the community.
Each unit was finished and tested in the factory before shipping to minimize on-site work during the short northern build season.
