- Production is typically two to six months depending on the size of your home. Delivery, on-site set-up, and the foundation are quoted separately from the build itself.
- Where does ModBox deliver?
- ModBox builds in Thunder Bay and delivers across Northwestern and Northern Ontario, including remote and First Nations communities.
- Do ModBox homes meet the Ontario Building Code?
- Yes. Every home is engineered to meet or exceed the Ontario Building Code, and the electrical is ESA inspected.
- Can I customize the layout, finishes, and exterior?
- Yes. Lengths, widths, finishes, and exterior options are tailored during design review, so the home suits your site and your budget.
- What does ModBox build?
- Steel frame homes, wood modular homes, and custom or commercial modular buildings such as multi-unit residences, offices, and community buildings.

- Pricing covers the modular home built to its spec sheet. Delivery, on-site set-up, and the foundation are additional.
